I am very impressed and almost jalouse ;-))) that you are starting out at this young age. Congrats!

My big advice to you is an advice from Tony Robbins and his RPM (Result  Purpose  Massive Action) method: First ask yourself the right questions than take massive action. So the first question is: WHAT do you want? The Result! What are you after? Financial freedom? 100 doors within the next 5 years? $5,000 cash month? The next question is WHY do you want this? --> You need a big enough WHY that can pull you towards your future (especially when things get hard - and they will). The last thing is to create a roadmap how to get there - fast and with fun! A MASSIVE ACTION PLAN. This is the ultimate success formula for  every aspect of life.

Maybe it is not the answer you were looking for but it all starts with the right MINDSET.

Hi Rachel, I am answering kind of late but I am also in the process of learning how to use hard money loans. I have found this great blog post here on BP which made it easy to understand: Hard-Money-Loan - Ultimate-Guide

I hope this can help...

@Brad Hammond

I am also looking for good areas to invest in Portland and I just did some research on St. John. It sounds interesting and I would love to hear more about your experience with your rental. Does it cash flow well? What kind of tennant does this area attract? Where are the "bad pockets"?

Here is what I have found: About St. John neighboorhood

I strongly agree with all the comments above. We have just moved here in August from Austria and we certainly fell in love with Portland. Despite the past events, Portland is a hidden gem with lots to offer (coast, mountains, great restaurants and a good economy). Currently I am looking to invest here and I am building a team to support our buy and hold strategy because in my opinion: the timing is right.

I would also highly recommend this book if you are just starting out. Another great book is "Set for life". These 2 will give you a good basis to develop a plan how to raise money and how much you will need.

All the best to you,

Patricia

Hello Mikk and welcome to BP,

I have started out about 6 months ago and we have a house under contract already.

BP is great and their Podcast is awsome. Check out Podcast #283 with Paul Thompson. It is mindblowing!

If you need any tips on great books about REI, let me know!

All the best to you,

Patricia

@Alex Dem, thank you for the update. We will also go with Foremost and the agent we contacted (Michael Norris, from Farmers) was really great. He took lots of time to answer all of our questions, gave us tips, explained the differences with other insurances and what to look out for in the offer. We actually compared his offer to Flanigan (horrible and unprofessional), State Farm, Auto Owners, and another offer from a different agent from Foremost!!! M. Norris' offer was second best next to State Farm but his responsiveness was impressive and his offer made the most sense and was fair compared to the others. I am sure we can negotiate a comparable price to State Farm (which was slightly cheaper then M. Norris) and we will for sure go through Foremost with him. Hope this could help! patricia

Hello Alex,

@Alex Dem : Good work with the what if scenario!!! We were thinking also to go with NREIG but reading this post we will decide against them.

Could you recommend a good insurance to us? Who did you end up with?

Thank you in advance for sharing!
