I can highly recommend Kurt Lane. He is very knowledgeable of the market and the current laws and strong in managing single and multi-family.

@Dave Meyer I agree with Patrik Britton. Very well illustrated. For me it's too much info. Too many tables and statistics. What is missing are conclusions, future assumptions based on the facts - written in a form that would help the reader to make sense of the data.

@Jeff S. I completely agree with you Jeff. Helping others is honorable but it has to be on my own terms and not forced by law - especially when the recipient doesn't have the best "intentions".

That said I still believe there are opportunities here in Portland. But we also invest in Ohio. Comparing those 2 markets I notice the differences in price and cash flow...

I am new to the Portland market but not new to investing. What I have been reading about the new law on BP lately, isn't far off from the markets and laws in Germany and Austria.

Tenants there are highly protected by all kinds of laws. If you can't pay rent because you got laid off, it's ok. The landlord will have to wait until you get a new job. Even if it takes years! If you are a mom with kids and you can't pay rent the law will protect them, too. A friend of mine had a tenant who had not paid rent for 10 years! Imagine that. He still could NOT evict him!!!

Nevertheless there are many investors in Austria and Germany willing to take the risk including lower profit margins compared to the US.

My conclusion is this: it is imperative to screen your tenants as good as possible. If they have a history of eviction or a bad credit score, they are the wrong tenants for me. I have to protect my investment. 

I do not own any STR's but I have heard similar story's from the other side - meaning the consumer side. IN DECEMBER last year friends of us were trying to book a vacation rental for this summer at the beach here in Portland. But all the places they have been visting for the last couple of years were already booked out for the entire summer.

They told us this has never happened before so I am guessing COVID changed travelling habits. 

I would also agree with JJ P. that the 23 unit house is not as appealing due to social distancing.

@Jeff S. Glad to hear that! I have the same strategy. And I like bringing value to the neighborhood. Our houses are nice - inside and outside but still within budget. They cash flow very well, too.

@Jeff S. Wow, Jeff! This is unfortunate. I cross my fingers that your next tenant is better than the last one! I just realized that Lifeproof and Allure are the same HD product.

I have also read that TrafficMaster Allure Ultra Vinyl Plank Flooring is a good choice.

Hi Jeff, I am curious: what have you decided upon? Taas Navigator or Lifeproof?

I am also looking for lasting LVP and I came up with Mohawk...
