Thank you all for your suggestions & experience with this situation. So I talked to the HVAC people (a/c units both at 100% now) & met with PM office yesterday. When PM went in for the inspection on Tuesday afternoon, they said the first floor was cold. And when I asked HVAC on the situation/work done on the 2 a/c units, they said the roof unit was out of Freon & needed to be cleaned. Makes sense since the 2nd & 3rd floors were warm, but the ground unit for the first floor they said worked, they just topped off the Freon. Plus the nights have been cool (windows could have been opened). With this information, I’m not seeing the justification for a night at the Marriott (2 rooms) & a night at the Sheraton (2 rooms).

Andreas W. Matt K. Sunny D. Anish Tolia Thomas S. Michael Plante Thank you all for your input. Luckily her lease is up the end of the month and she is moving. We inherited her a month and a half ago and can’t wait. Took our PM inspector until this past Tuesday to do an initial inspection because she kept making excuses to not let anyone in. She was told HVAC would be out today and I confirmed with PM this morning that it was still scheduled.

Michael Plante John Underwood I got the emergency maintenance request Tuesday morning & immediately approved. Tenant says she’s been without a/c since Sunday (nothing was mentioned of the a/c unit that cools the 1st floor & there’s ceiling fans). We did not authorize the motel, she just booked it & sent a copy of the online receipt to our agent for us to remit payment to her immediately. And said she wouldn’t ask for gas or mileage (10 miles).

Hi BP, wanted to get your thoughts on a situation presented to us today. On Tuesday I approved an emergency maintenance request from management company for an a/c not working on 2nd & 3rd floors (bedroom floors). The unit has 2 a/c units for the 3 stories & basement. Because of the heat in the Midwest right now everyone’s having a/c problems & HVAC vendor can’t make it til tomorrow. The tenant told the property management company she wanted a week’s rent credit ($280, too high for #of days). Then she sent my agent a copy of the motel room receipt she booked for the night & wants us to pay for it. What are your thoughts on this situation? She’s apparently been staying in it all week & decided the night before the repair to get a $168 room at the Marriott. What if it’s just a breaker she could have flipped?

@Peter MacKercher I would also be interested if you know of some agents/companies, as I had to scramble last month right before closing to find someone to say yes to insure my flat roof triplex, & would like to maybe get a better rate.
