Congratulations on your first deal, very exciting. My food for thought is $190k renovation on your first deal sounds intense. Does the property really need that extensive of a rehab? That's almost 50k a unit. Are you gutting these to the stubs? Can you find something that need a mild rehab and still get the same returns?

Yes! My Agent has a full sleeve and he is one of the Top Agents in Maryland for the past 2 years. Doesn't really matter these days.

Get that credit up. Go to a local bank. Get a personal loan for $1000 and pay the loan back with the loan money in like 4 months. Call all collections and settle with them for them to remove or change to paid in full.

Bump that in the 650s. Use some saving to get your credit right.

Go with anything that has the padding on the back. If it has the attached padding it usually pretty good stuff. We have a woodfloorsplus.com near here where all the contractors go. I order all my flooring from here and have my contractor pick it up day of install.
