We look for a 600 minimum credit score, no evictions, no felonies. Most renter are going to have dings on the report, but we do have 2 tenants with 700+ scores as well.

100% yes! Get the inspection. Spend the $600+ and have peace of mind. Drilling a new well or replacing a septic is huge money.

We use Facebook marketplace for all rental listings and it has been great! You can instantly respond and also see tenants profiles for review. Highly recommend.

We are continuing to buy properties. Currently working on closing a 4 unit property in September and we just had a tenant move into the property we purchased in April. So things are steady moving along.

Bought my first house as a foreclosure, fixed it up and took out a Helco. Used that to buy another house and rented out the first one. That was 3 years ago, now we have 10 units over 5 rentals. And we are actively looking for the next one now.

Could of things. Wife and I painted the entire property ourselves. Second - I utilized the existing cabinet frames and build new shaker style doors myself to give the kitchen and facelift. We also used countertop kits from amazon and peel and stick subway tile back splashes to refinished the counter tops and kitchens. I bought LVP from a bulk contractor store and installed them myself. Upgraded and installed all the lighting myself. Got Stainless appliances from the used appliance stores.

So a lot of sweat equity went into the deal!
