@Rosston Smith I'm aware of that, but it's my father that can get the loan not me (unless someone knows of family members being able to qualify for it?)  So I'm just wondering if there's any way I can use it to my advantage.  I'm assuming he would need to be the one to take the loan out, and it would only be allowed for owner occupied so he would have to live in the house, right?  I'm trying to see how it would benefit me at all.

My father was in the military and never used a VA loan. Is there any way that I can benefit from this?

@Lance Camby @Rick Santasiere I also reside in Newington, maybe we can all connect sometime! I bought my primary SFR here in May of 2015 before I developed a REI mindset. Sort of kicking myself now as I threw most of my reserves into the down payment, so at this point like you said Rick just trying to soak up as much as possible, analyze deals until I'm ready to pull the trigger on something.

Hey Kyle, definitely glad to see others getting it done around my neck of the woods. I'm over in Newington. Did you do any creative financing with these properties, cash, HML, what's your story? How'd you find these properties?

Great points @Scott Dixon this property definitely needs work and is not quite in a rentable condition so it needs more immediate rehab than something that will take place over years like you were able to do.  Also, this is out of state (MA and I'm in CT) so any advice as to how to find out if this is a good area for renting to students, since I can't talk to students myself?

thanks @Chris Low and @Pratik P. for the feedback. It definitely sounds more appealing from your comments. One question I have is the size of the school. It sounds like a larger school would be more promising than a smaller school. The property I have my eye on is a 6 minute walk to Fitchburg state college which is a 6k student school. Is it still worth my time?
