I'm only aware of rentometer as a way to gauge market rent for a given area and property size, but you can also check with a local agent and have them give you rental comps of closed rentals.  As far as free sites, I'm not sure other than rentometer.

It’s crazy how similar your situation was to mine.  Pretty much everything you mentioned happened to me, except I didn’t use my 401k and I actually lost a decent chunk of change. I’m trying to look at it like it’s the cost of the education and lessons learned.  Even though I got hit hard, I still have a burning desire to invest in real estate and create wealth this way.  My dilemma is getting my wife to be on board and understand my vision.  My first flip was a huge success, second flip and even bigger failure. Hopefully one day (sooner than later) I can take that next step knowing what not to do again.

Just based off your ARV and rent rate, doesn’t pass the 1% rule unless you end up purchasing each for 55 cents on the dollar then add your rehab.

Looking for recommendations - if you had to recommend one book on flipping and one book on multi family investing, what would it be?

that’s awesome. Do you find flipping the multi families more difficult than the SFHs? Obviously you are having success or else you wouldn’t continue focusing on that target market. If you ever want to partner on something let me know!

Michael Noto good stuff Mike these diaries are good to look back on and help others at the same time. What made you partner up on this deal? You ever think about getting into larger apartments via partnerships? Or are the 2-4 units your bread and butter.

Hey BP,

I've got a 2700 sq ft house in Connecticut near the shore that I am replacing all the flooring on. Due to the size of the house I'm looking to get the best bang for my buck. Does anyone have a good flooring supplier they wouldn't mind recommending? Doesn't have to be local. I looked into Cali Bamboo but read some pretty horrible reviews so I'm going to keep looking.
