Looking for some advice on how others have structured a 3-way partnership. 

Partner 1 brings in deals and manages the business 

Partner 2 brings repair and renovation skills 

Partner 3 lives out of the area and brings capital 


What is a fair way to structure/put a value on the partners finding the deals and managing the business. Is it fair to expect the capital partner to bring in the down-payments since they wouldn't be bringing anything else to the partnership?

As an active investor in Wisconsin and Minnesota I have seen a lot of great growth from appreciation and rent. Not to mention the lower cost insurance and climate stability compared to other markets.

Town homes can be a good starting place depending on the restrictions. There is typically a little more regulation with what can and can't be done in certain town homes. Would you be living in the town home and house hacking? Or looking to do a stand alone rental?

Hey BP community! I am new to the forums and am looking forward to connecting with other investors. I personally invest in La Crosse, Wisconsin with a mixture of LTR's and MTR's ranging from single family to small multi-family. I'm curious what other cities and states in the Midwest are popular for you guys to invest in? There seems to be a growing popularity with higher cash flow and growing appreciation in these markets as higher priced markets keep getting out of range for numbers to make sense. Looking forward to connecting!

My name is Patrick Griffith and I am an agent/investor in La Crosse, Wisconsin. I have done everything from house hacking, short term rentals, and flips. La Crosse is a great place to start investing with 4 local colleges, 3 major hospitals, and several large companies there is a high demand for rentals.
