@Ty Kirkpatrick Hi thanks for your support on this topic. Through tiering hours of research I ran across an APP called RocketLawyer it’s very beneficial you can pull up any contract for your state and get legal help.

@Lydia T. Okay thanks for advice. I have a seller that I know personally looking to sell his house and he's left it up to me to find him a buyer and close the deal. Only thing holding me back is these contracts I don't want to make a move until I know I have a legit legal document to work with both P&S and Assignment Agreement. Also I'm in process of finding investor friendly title companies
