Becoming a Real Estate Investment Coach

Does anyone have advice for an investor who would like to become a coach? I have done over 50 deals in the past ten years and have been a full-time investor for 4 years. I initially started flipping houses and taking the profits to purchase buy and hold rentals and notes. Recently, I have been helping a number of friends begin investing in real estate. I used to teach at a high school and love teaching others about real estate.

BE SELECTIVE!!!

That is my advice. The right thing to do is to make the BULK of your money when you make money for your coaching clients. However, you will find that it is a LOT of work....more than you think it will be. I would recommend charging them each month and using the money to put out ads for properties. Yellow letters are a good choice. That will ensure that they are serious and that you will make SOME money each month for spending your valuable time. If you take all of the profits on the back you are asking for trouble because people will bleed you dry and then fizzle out.
