Thank you for this excellent post! There was so much information in one comment I just had to add this to my bookmarks.

I have a couple of questions for you. First, is this a strategy you only utilize for LTR or have you applied it to other RE strategies like STR? I can see some aspects that would translate to STR investing, but not all.

Second, how strict is your "no top 100 crime cities" rule? Many investors give the advice of investing in your own backyard, but I live in one of the cities listed that is in the high 90s of the list (97-100) and was shocked it was up there! Every city is a combination of disparate neighborhoods so if I stick to the areas that I know are relatively crime-free will I be fine?

How do you ensure that a property is turnkey? The way Pace spoke about the strategy, it seemed like he never even visits the property.

I was listening to Pace Morby on the recent BP podcast and he was outlining the advantages of Subject To deals. One of the advantages he mentioned was avoiding inspections, but that goes against what I've always heard: "Don't buy anything without an inspection"

I am wondering how that is considered an advantage or ways to get an inspection while using Suject To approach.

Avery's book is called Short Term Rental, Long-term Wealth and I am reading it now. I think it is a great place to start if you learn best via books. Her youtube channel is Short Term Shop.

If you prefer video format, I would recommend Tony Robinson and Rob Abasolo's youtube channels. They both provide really good info in their videos, but as content creators, their titles and thumbnails have gotten pretty clickbait-y. Just my opinion

I have a consultation with a tax planner coming up early this week. How can I ensure they have the right experience to help a real estate investor? 

What are some traits I should look out for? More importantly what are some of the best screening questions I could ask?
