I agree with Joseph, it really depends on what you're trying to do. For instance, Fayetteville is great for cash flowing rentals, but you're not going to get much appreciation. Raleigh/Durham can be good for flips because there's a shortage of inventory so it's easy to sell pretty much anything, but it's much harder to find cash flowing rentals.

@Scott Bell I'm a wholesaler in Raleigh. I might be a bit biased but I really like the area. It's a strong market so it can be hard to find deals but there's no shortage of buyers/renters so it's not common for properties to sit vacant for long. Another good thing about Raleigh is the surrounding cities are all good investment markets as well. Durham is really active right now, and places like Cary, Wake Forest, Garner, Apex, Wendell, and Rolesville all have good opportunities. @Marcus Trahan I don't want to steer you wrong, especially since I don't know your market at all, so I'm going to agree with the other guys here, ask your agent about the area and get a sense of how likely it is to sell.

To be honest, 100 days on market would make me hesitate. It sounds like maybe things are picking back up, but I'm used to seeing more like 7-15 DOM.

I'm not sure about your market, but in Raleigh where I'm at there's so much more demand than supply for housing, so even with the uncertainty of everything, houses are flying off the market within days or hours. Even with fairly thin margins, taking on a flip is not a bad idea because it's very likely going to sell quickly once it's ready to go on the market. It really depends on your area. What are the days on market for your comps? If they are low right now, it's likely they won't change a lot in 3 months.

I think there are pros and cons to both, but a lot of investors love the smaller multi family units (duplex, tri, quad). There's a lot of reasons for that and they work particularly well as house hacks. That being said, multi family is hard to find in the Raleigh/Durham area, there's not a ton of units, and anything that is available get's bought up quickly.

I rented my other 2 rooms to friends after getting my first house. It was great, felt kind of like being in college and living with friends again, except everyone was much more mature and respectful of each other's space and privacy. I personally would not like having strangers in my other rooms, if it was a duplex then sure, but not in my space.

Hey @Chad Ha, as many others have said, it's not a law that you have a written agreement before they show you houses, but it is a law that they have the agreement in writing before the present an offer on your behalf. Also, once you sign that agreement they are required to put your interests above their own and any commissions are typically paid by the seller/listing firm, so there's not much to lose by signing the agreement. That being said, you do want to feel like you connect with and trust your agent, so it's not a bad thing to shop around and talk to a few agents.
