Post: Need a hard money lender asap for $65k

I have the opportunity to buy an off market double wide manufactured home for half of market value, but because it was built prior to 1976 I can’t get anyone to lend on it. Seller is hesitant to do seller financing as he is 71 years old, and a personal loan isn’t an option because I’m buying real estate 

Please help

Hello all, I am new to the investing world but have done a lot of research myself. My wife and I are looking to invest out of state for our first property and have narrowed it down to either Colorado or Arizona. I am leaning more towards Colorado and would like to find a property manager out there that can help aid me in my research. I am more than willing to pay a monthly fee for your help and expertise.

I am currently in the process of getting preapproval, but when my lender ran my credit, he got a message that my equifax inquiry was registered as fraudulent.

I called equifax and they were unable to even locate me in their system as if I haven’t established any credit.

Because I do in fact have 6 years of credit history, they requested I submit an appeal containing:

- a letter explaining the situation and my intentions with buying a property.

-a copy of my social

-a copy of my D.L.

And mail it to their PO Box in Georgia.

I sent the info right away today with priority mail, as they informed me it will take them 5 days to reach a decision and then they will reply by mail.

I’m worried I will not be able to get competitive loan offers since my 15 day timer is currently ticking.

Has anyone ever encountered this? Is there a quick solution? My lender has never come across it despite decades of experience.

Any and all help is appreciated. Thanks for reading if you made it this far, I appreciate you.

My name is Parker Snow, I recently upgraded to pro, and just wanted to take a minute to introduce myself.

I am 23yo living in California working as a pest control operator. I have my Branch 1 and Branch 2 licenses with the Structural Pest Control Board and a Ca Fish and Wildlife Trapping License. Currently, I am working in sales full time for my company and performing inspections of many landlords homes as well as commercial properties.

I plan on purchasing my first deal very within the next 1-4 years and have spent the last year researching and learning all that I can. 

I am currently looking for a 2br with a 1br 1ba back unit in california that I can house hack, or a buy and hold that I will live in until I make the move out of state and either rent, 1031, or heloc that property. 

I currently live in Anaheim CA and am eager to learn all that I can and Im hoping to find a local REIA, or even meet local investors looking for free pest control inspections and work on their projects in exchange for an eye in on the project. @Cassi Justiz completely agree! Talks of suspending mortgage payments over here in California. They have already banned evictions here.

I haven’t closed on a deal yet, but I’d like to start taking action developing systems for my future business. Is this too early? If so, when should I start?
