Im trying to make an offer on a rental property for a potential wholesale deal. The property is in Timonium MD. Im trying to find out what cap rate an investor would be looking for in that area so I can get my numbers together. Any advice would be appreciated.

@Trevor Mauch I appreciate you as the owner taking time to explain all of that. I spent a lot of time building a prestashop website for a previous business and I am NOT at all interested in building it again. I think your service will make a good fit for what I am trying to do. @Account Closed Thanks for the info. I have some squeeze pages hosted with ipage.com. They do have wordpress sites and templates I can purchase. Im more concerned with the SEO. I had an ecommerce website before and it took a lot to get it ranked. I heard that investor carrot sites seem to be ranked pretty good and for you as a developer to use them for a while, it would seem that they may be good for my short term needs

Any recommendations for a good core website that will come optimized (SEO)? I have recently heard of a company called investor carrot that supposed to bring in so pretty good leads. Anyone have any experience with them? It runs $30+ a month.

@Ned Carey Thanks... I was only able to have a brief convo with the seller so I have more info I need to gather. If the seller doesn't get anything, I'm not sure if he will have any motivation to go through with the deal... I will just have to find out.

I have a lead that I will be visiting tomorrow that has a mortgage lien and a tax lien on the property. With what he says needs to be done to the property plus what he "hopes" to get after they are paid will not make this a deal. I was wondering if anyone had any experience negotiating with the mortgage company to accept less. Im sure they would rather get something rather than lose the property to a tax auction. Just trying to evaluate my options before meeting with the seller

@Account Closed I use google calender for my personal stuff and I want to have my RE tasks separate so I dont have to filter.

Any suggestions on an ipad app for organization?? I would like to look at a calender and see what task I need to do and on which days. I have been organizing my account on podio that gives you this feature but the app does not.
