Post: Inspection on an As-Is Duplex

I am looking at a duplex near a university that is rented to a bunch of college kids till July of next year. The house is old (50-70 years old) and the owner is selling it as-is. In such situations do we still do an inspection before putting offer? I am mainly concerned of bigger expenses like roof, furnace, water heater or structural issues etc. 

Not sure if it helps to spend the money upfront in inspection or to account for worse case scenario and put the offer. As the owner is not going to make any repairs based on inspection report, wasn't sure if the inspection still needs to happen prior to the offer.

- Thanks for the detailed reply. Much appreciated! Yeah, the timing was my concern. I agree on the fixing up part though would be a lot to carry till another school year start. Do these units generally get rented at beginning of school year or can be rented out at start of the next term too(after six months)? Also seeing that you are in Ohio too, wanted to share the context that this one near Miami University in Oxford.

I am looking at a multi family investment near an university- mainly it is going to be used for student housing. The multi family hasn’t signed up any students yet for the 2021 fall semester even though it seems to be priced right. Is this normal? I would have thought that students would have already signed up for housing by end of June. Anything to be concerned about in filling up the vacancy before fall semester starts?

@John Vail - one area of expenses i am finding out is lawn care - as this is a multi family , I think lawn maintenance might fall on you- so things like mowing, fertilizer, anti weed etc should be accounted for. I would add at least $35 per month professional lawn services in your calculations.
