Drew- Thanks for your reply. It is not about being cheap. It is about buying only the services that I need. I will check some of the property managers to see if I can get maintenance only services from them.

I am looking to buy a duplex which is fully rented till July 2022. As it is fully rented and I don’t anticipate tenant turnover, I am leaning towards not hiring a property management firm to manage the duplex, screen tenants etc .

What I need is a maintenance service that can take care of electrical, plumbing and general handyman maintenance items that tenants might require fixing. Are there any maintenance only services available? And if they are, how do they normally charge?- is it per service call or a maintenance contract per year?

Thanks @chrissy- yeah, the bus line is close to the house so that is a plus.

Hi folks - I am looking at a duplex (student rental) near an university but it’s a mile away- there is a bus line close by the property that drops students near the uni. 

The question I have is whether students would consider one mile too far from campus to commute (especially during winter months in Cincy) or is it ok to find student renters this far out too?

Also would rents be affected by it? I have seen student rents near the uni to be around $500/bedroom and the current ones are rented at $400 and $350. Wondering if I would be renting below market rates in future due to the lack of proximity to the university?

Youd want to get the the offer submitted and in contract before hiring an inspection.

Imagine paying $450 (or more) for an inspection, and in the time it takes to get the inspector out there and get the report back to you, the property goes into contract with a different buyer. Now you have a report to a house someone else is buying, wasting your own time and money.
