Also in wellington plenny quadplex ,they just to expensive ,like everything down here ..It is hard to find deals down here, most buyers only care about appreciation and a lot of south-American buyers paying cash...

Bill,I'm 38 years old,electrical engineer since 1998...Professional education not only give us an expertise on specific field also prepare us to overcome challenges,displine,etc.....I can recognize when i'm wrong ,so yes i will follow your advice and take some basic real estate class.
Can you advice me what you consider a good start?
Just taking classes like i will become a realtor is what you propose above ?
I dont want to chance carrers,can't affort it right now.

I'm good with numbers,no so good selling stuffs,english is not perfect(30 years in Cuba with Castro didnt helped at all), but i think is good enough(daily job 100% english only).

My goal become a successful investor.

For me ,depends on what I want to do after this first deal, and my monthly income to pay that loan steady every month ...if % interest on student loan low enough , I will sell and keep my money rolling on next flip .

Great post Gulley and Agree 100% ... little to late for me become a Real Estate Lawyer or some other RE professional .. I will try to do my own education program an become a "Investor " who knows ,where to find and hire a great RE professional .. Mis 2 centavos !!

I believe wholesaling requires more knowledge than conventional buy & hold or buy & flip,you can find more info here from experienced moderators...
Also remember ,most Cash buyers know what they want,so you should know everything about the deal you want to sell in a hurry...

It should be a group of old and powerful buy & hold investors here in south florida but they just don't know about BP or don't want to participate! Either way I'm ok with that , REI is the way to go so I'm on it !! New guy too but learning a lot thanks to those that share their experience in this amazing website !!!

I'm a new guy like you and if i didn't have a full time job ,i will try to get a job around real estate industry,plenty info here in BP ,example Mark Ferguson Real Estate Agent Guide post.
Miami,Broward and West Palm Beach RE market is really tough for begginers,either buy and hold,or fix and flip(property values too high,and not so many helpers out there)and i belive sharks owns the wholeselling scenerario very quited,that is my feeling in 3 weeks learning here with little or zero info coming from those areas.
Working in Real Estate industry can open doors for you to have a networing and get your foot on the ground ,who knows if you got lucky and find the great deal,somebody said here too ,if you have the deal money will come..
Start grinding and good luck.

Welcome Jason, the beauty of this forum is how much info and good advice can be found (like replies above).

I'm a newbie too ,but i I've learned a lot these past 10 days, educations-knowledge, patience and honestly will help to earn that financial freedom you are looking for.

I'll read Buddy LaRue advice at least once a week, from now until I got my first deal...
