Victory:.. I have water!

I had to basically call several times per day customer service and always asked to escalate to a manager

I also had a person on site to talk to the actual field person

I have the impression that they finally did it because they were literally tired of listening to me

It should not be this way... they have constantly found excuses for not doing it... 

I found out from other people that tried to help that 3 weeks is the average time to resolve these type of issues... 

Lots of perseverance is needed

I am amazed because in all other counties and cities around Atlanta this will never happen this way

All- I have been trying to turn the water on in city of Atlanta at a property where prior tenant (that I evicted) stole water from the city and they removed the meter.

I have been trying for 2 weeks to get water turned on. no success

Every time I call they set up a date - and they do not turn it on always for some excuse: it is under investigation, meter is not there, account has not been approved... etc etc

I need help from someone that has an inside contact with a brain... 

My impression is that customer service employees are not trained / intelligent enough to know how to handle and advice this situation ... and they just send a request for someone to pass by the property and move on... 

I need a contact with someone that can really look into this situation and tell me exactly what needs to be done.

I will also share in this forum final resolution (once I achieve it) ... so that if other BP members ever go through this, they know how to handle it.

All,

I am in a bit of a pickle with GA power... my former tenant messed up the meter and I am having issues getting service now that I evicted him. Once tenant came out, I quickly rerented the house as a rooming house ... where I need to pay utilities. in Atlanta there is a shortage of rooming houses, so rooming houses are the only way to get tenants in immediately(area is rough, if I have property vacant it will be quickly stripped... also as a rooming house I got a 30k house rented for 2k... not bad!). 

I called GA Power to get utility in my name and found out I they think power has been off for years! I purchased house at a high discount because there was a difficult tenant. I need to keep my rooming house tenants in . GA Power told me they want a full inspection ... which means I have to turn lights off!!

I want to do what is right, but I need to coordinate it in with GA Power and electrician in a very a short period of time so that tenant stay without power for no more than a day.

if you have any connections with GA power, please PM me and give me some advice.... Or if you have an electrician that has dealt with this before please let me know as well

I am going from property management company to managing properties myself (I have 30 and property management is getting too expensive)... I am hiring an assistant for accounting/payments/showings, but thought that this service could be good... I suspect the maintenance prices are not competitive though...

Anyone used it?

Thank you... I would like to know if someone invested the time to network and reach out to Reo realtor and what their experience was... I know that in theory is a good thing... I am wondering about specific approaches /techniques that helped And what was the return on time invested... I can invest time in many activities .. I need to pick the best ones and the best approaches... Anyone with experience campaigning to Reo realtors, please speak up

Last aspect to consider is the balloon... I know several people that had few months reserves for cash, had tenants in place , but ballooned at a time when banks would not refinance. They got in trouble with just couple of properties (balloon was due - no refinancing) and it created a domino effect... So to weather the storm you need cash reserves + long balloons that do not come due close together + keep your total leverage no higher than 60%... Then you will be fine
