Post: First time home buyer- Wait for dip or buy now?

@Nick Sharma - I'm in agreement with most of the others so far.  Do what makes the most sense for your family right now.  I just made the exact same decision recently in the exact same city.  A big factor for me was staying in a great school district, so that was a limitation.  That being a priority, I was left to decide if there was something I would be happy renting long-term (and then have more money to invest) or if it would be better to go ahead and buy, undoubtedly at higher than I'd like prices, but knowing I would ride out any "dips" over the long term.  For me, buying came out to be the best choice as a family.

Good luck to you and reach out if you have any other questions, as we are in the same neighborhood!

@Ethan Edwards - I made the same trip a few months ago and spent 5 days meeting contacts there and getting a good look at the city.  We should connect and exchange thoughts and experiences after your visit there, or if I can be of assistance before your trip feel free to reach out!

@Simen Gundersen - agree with all of the responses thus far that this doesn't seem like a deal.  Another person on BP that you might want to connect with is @Reed Goossens....his niche is assisting foreign investors investing in the U.S. and he could possibly be a resource for you on the issues you deal with as a foreign investor.  Best of luck.  (Sorry my name tagging doesn't work from the phone).

@Igor S. - Welcome to BP!  I can't really answer your question regarding build-out cost/SF, but just a couple of thoughts on reading your post.  It might help to get a more accurate opinion on costs if you mention what type of medical practice would be utilizing the space, i.e. if there is anything in particular that you need to have the space accommodate like procedures, x-ray, gas lines, etc.   Also you already indicated that rehabbing an old office space would be in a better location, so that seems like a strong positive in that regard.  Perhaps check with any local hospitals (even their physician recruitment/development section) to see if they have or know of any office space that might be available; sometimes the hospital might have space they can sublease you or might keep a pulse on what is available so they are aware of possibilities when they are recruiting new physicians to their staff.  Best of luck!

Welcome @Steven Schaefer, from a fellow physician RE investor!  You've found the right space to learn pretty much anything you need to know to get started.  Enjoy the journey and feel free to connect if you have any particular questions.

@J. Martin....Indeed, let's do it again! Thanks so much for all the effort you put in to pull it off and to all of the great speakers who shared their time and expertise for the benefit of everyone willing to take a weekend away from the usual to join in. Everyone I had the opportunity to speak with had a unique and interesting story as to why or how they got into real estate, but they all shared the same enthusiasm and passion I've consistently found among people in REI. Very grateful for having had the opportunity to attend and looking forward to the next event.

Interesting topic.  I absolutely agree with how @Nada Mohamedframed it:  "if more women realized the freedoms and financial advantages available to them in real estate, they would jump into the field"

I too am married but my husband has not been involved in the REI as it just isn't what interests him. I also have a professional career but am finding I want to move more toward REI versus the professional track for precisely the freedoms and advantages real estate lends itself to if you tailor it that way.

Even though @Account Closed might have phrased it a bit awkwardly, I'm pretty sure I understand what he was saying and tend to agree with his point as well that much of your experience depends on how you see yourself versus how other people see you. If you come from a place of feeling like you are inferior in some way, shape, or form (to a man or anyone else for that matter), then other people will perhaps be more likely to also view you as that way; if you don't, then it likely is a non-issue. It's never even crossed my mind that I would have any disadvantage in REI compared to men. Perhaps I am oblivious to it if it exists, but I'm thinking it really doesn't matter so much. Quite possible though, like others have mentioned, that family or financial commitments may be a limiting factor for some women. I'm a mom too, so I understand the family-work balance struggle well, but that's precisely why I am so excited about RE as I see it as a way to improve that family-work balance, at least for myself.

@Billy Wong.....I spent last week there but am back in CA now.  I received your PM though and I'd be happy to discuss experiences there and also give you whatever input I can from my several days there.  I'll get back to you by PM for us to connect further.

Welcome Travis, from another physician RE investor. Congratulations on getting started already. I've been involved for a few years now but picking up momentum and starting to diversify out of my local small MFR niche. PM if you want to connect further or ever have any questions I could help you with.
