What is the least maintenance window covering for college student rentals? We have 20 properties ranging in age from 1 to 90 years old. I would like to standardize on a window covering that is low maintenance and inexpensive. We currently have min-blinds. They are cheap but take hours to clean. They also break frequently. What are some better alternatives?

What would be an approximate rate and terms for refinancing a duplex at 70% LTV with no cash back.

I have 13 conventional (fannie mae) loans. I have a duplex that I would like to get conventional (fannie mae) financing on. I have a good commercial lender but the rates are still significantly higher than on conventional financing. Does any one know of a lender that will give a conventional loan to someone with over 10 properties?

There are many online companies that offer real estate licensing courses. What in your opinion is the best company? Price is not the biggest consideration for me. I'm more interested in quality, help by knowledgeable staff when I have a question about the material, and preparation for the exam.

What is the best CRM package for a beginning realtor? I am just starting out and am wondering if a CRM package/software is overkill or appropriate for someone who will soon be an agent.

Just wanted to make sure that your property is over 4 units. If its four units or less you should get a 'conventional' loan -- one that is originated by a bank and then sold to FANNIE-Mae or Freddie-Mac. The terms are much more favorable than a typical commercial loan. If you have more than 4 units and need a commercial loan, you might want to first check out a local credit union. More and more credit unions are now doing commercial loans and my experience has been that they have lower interest rates and less strict lending standards than commercial banks. Good luck!
