Thanks for all your help, Mathew.  I'll be visiting Portland in March so I'll be in touch.

Jay, I don't want to be too far out because I'd like to find something relatively close to my daughter's work-- she works for the David Douglas School District.

I am looking in the 400-600k range In the SE area.  I thought there were some proposed changes that were supposed to be approved this spring that would allow for increased density— is that what you were referring to?

I have two daughters in Portland Oregon and am searching for a 2-4 unit rental for one or both of them to owner-occupy one unit and rent out the other(s). I heard that there are some proposed zoning changes that will loosen restrictions for ADU (accessory dwelling units). Does anyone know the details of this proposed change? The zones it applies to, definition of ADU, etc.

@George Turner

What is the density requirement for the r2 zone? I’m investigating 2-4 unit rentals in SE/NE Portland area. I see many 2-3 unit rentals in an R2 zone. Can you convert single family to 2-4 units in R2 zone?

Ellen,

Are you familiar with Pullman?  Do you ever get over to Pullman?  Are you looking for a turnkey situation, someone that could handle the transaction and set you up with a property management firm?

Yes, Pullman still has rentals with positive cash flow although it takes a bit of looking around.  If you are in the area, give me a shout and I can tell you about the market.  I have been buying rentals in Pullman since 1988.
