I'm signing a contract on my first REO later today and the bank said that if I use their title company they'll cover the closing costs. Is that a good idea? I'm in Florida.

Once I've negotiated a price on a piece of property, how do I work out the contract if I'm not paying in cash immediately? How much time do I typically have to find a buyer? Would I do a double closing in a situation like this or assign the contract? Am I suppose to put earnest money down, and if so how much? Can anyone give me a link to a sample contract that is being used in Florida? Thanks.

@andrew k. Thanks for the tips on listsource. The search parameters are huge! It will take me a few times to understand it correctly but your example will definitely get me going. BTW, I'm actually looking to make a cash offer on a small multifamily, probably a duplex or tri.

Where can I find lists of absentee owners personal addresses? I read in a book about flipping that I could call a title company and have them give me a list of home owners with out of state tax id's. I've called a couple title agencies and all but one said they couldn't do it. One said they didn't have time. Where are some of you getting your leads on absentee owners?
