In regards to dry funding - that is essentially when a title company uses the end buyers money to fund the a>b transaction. To the best of my knowledge this practice is not illegal, however most title companies won’t fund this way because of rules passed down by their insurers. Some title companies, especially those with lots of experience with investors will dry fund as long as both transactions are being closed with them.

If you’re looking for a title company that will dry fund, my best guess would be to reach out to all the investors & wholesalers in your area for title company referrals and start beating up the phones. You’ll find one eventually.

@Michael Glist I started out using transactional funding on deals I couldn’t assign and am now funding a lot of deals myself. Most of the deals I fund now are bank owned properties where assignments aren’t permitted. In a lot of cases we’re closing @ 2 different title companies because the banks title co won’t do a double close.

Rates range from 1% - 3% with minimums ranging from $750 - $2500 depending  on the lender. Our  rates are at the bottom of that spectrum. Let me know if I can help.

It can be used on FSBO/off market homes as well. It can be used on just about any sale of property. The only thing you'd need to watch out for is if the seller adds a deed restriction in a contract. Banks typically add one in on short sales. They put a restriction on the deed where it can't transfer owners within 30 days for more than 100% of the purchase price and some will not allow a transfer of more than 120% within 90 days. That makes it hard to do double closings on short sales. Other than that I've never ran into an issue closing a deal.

Hi @Damian Kennedy, I'm a transaction funder in Florida and in your market. What I ask of clients to earmark their funds is copies of the a>b transaction and the b>c transaction. Once I have those I will put the money aside for you. To close the transaction I get fully executed closing docs from both transactions and proof of the buyers wire in the escrow agents account. At that point I fund in minutes.
