Specifically ask if you are a portfolio lender, or if that goes over their head as that you are looking for a mortgage bank that does not resell the note to Fanny/Freddie. Basically a bank that holds their own notes. In the end they will look at the specifics of the property as in if it appraises and then you as what is your debt to income. There maybe other things but this is typically what they look for in lending to LLC/Business.

I have been using Quicken's Rental Property Manager since my 4 properties are basically pass through but its not the ideal because you have to rig it up a little depending on if you are using invoices and with the use of tags you can differentiate between properties. Its a good package if you have a few properties and want to get a holistic approach to budgeting and forecasting your total portfolio. If you tag all your income and expenses correctly it will create the schedules for you to hand over to the accountant.

If you google search you can probably understand how to set that up with just the standard quicken vs the rental property manager module. May require you to build a lot of the tax line items.

Welcome, I have been looking at tons of multis in the Macon and Warner Robins area. You guys should definitely find something to sink your teeth on since you're more familiar with the area. I primarily focused on the north west area of Macon and a few parts of Warner Robins. Keep me posted if you guys find something as I would love to invest in that area.

Rent is Rent and its unfortunate that this has happened to them. The thing here is that by the time disability kicks in there will be some lapse of time. Is there anyway they can borrow the money from family/friends? Do you really want to keep this tenant? I ask because disability does take sometime and not sure if you're willing to wait 3-6 months before checks start coming in. You may never recoup the lost rent.

Sorry to hear what you're going through. Call up one of those "cleanout" companies to assess the amount of junk there. Make sure they take a bunch of pictures and write up a nice report so you can bring it to the judge. Before you send them out make sure the property mgr sends a notice with the proper lead time so the tenant has no choice but to let them in. If not then just record the instance that you tried to get someone in there to assess the damage. You do have a right to visit your property.

Unless they are not paying rent you may be at the mercy of the court as they may give the tenants 3-6 months stay till they find a place but all the while they still have to continue paying rent. If not then the court will rubber stamp the eviction and you can get the marshalls to get them out.

This is what I would do but your mileage may vary according to Cali law. Although here in CT its probably just as strict to evict.

In CT, if I were in your shoes I would make sure that Hot Water heater is fully functional before heading out to the Housing Court for that eviction. The renter will use that excuse to withhold rent. Anything to do with utilities, heat, etc... better be fully functional if you want the judge to side with you. I see her being there another 3 months because the court system sided with the renter because a utility/appliance was not functioning.
