Currently, many lenders are looking for potential borrowers to have ended their forbearance period and to have made 3 monthly payments towards that loan or any loan they may have had in forebearance, before entertaining a new loan.

Are there any lenders who have more lenient standards than this? I.e. Lending after all loans are in good standing due to a loan modification or paying off the outstanding balance?

Does having a loan in deferral or forbearance affect loan eligibility when applying for a new owner-occupied residential loan? ie FHA, VA loan

Of course.  Cash is still legal tender.  You just need to document so you have a record the expense.  As Wayne said, don't forget to submit your 1099's...

Excuse my ignorance, but what happens if a 1099 isn't submitted?

Can I pay a contractor with cash, but still write it off as a business expenses.

If so, what is the best method for doing this? Should I be creating invoices and receipts to document and show proof of money's going out?
