What are some of the best ways to utilize BP for finding potential private capital investors? My intuition in general is to offer value, make meaningful connections, be consistent, and show a track record. I'm sure that can be done through forum posts, blog posts, and personal DMs. Does anyone have other insights or best practices that have opened doors in their capital raising efforts?

Everyone,

Thank you for the responses. I'll provide you with more information. The note was 0 down, 0 interest, 160k balance, 30yr am, 15 year balloon. 151k is left on the note. I went over fair market value in order to lock in those terms. I am not in a position to refi, and that will adversely change the financials of the deal. Both the seller and I agreed to these terms with our own free will and it was beneficial for both of us at the time of closing. I know I don't have to restructure anything, but I do feel obligated to at least see what can be done. With that information, any other ideas? I do like the idea of finding someone to buy the note. It would just have to be at a steep discount with 0% interest.

What's the right thing to do in this situation? A seller carried the note when I purchased her property last year. She called a couple months ago to tell me that she has cancer and that her life has changed so she wants out of the seller finance agreement. It would be a financial burden for me to pay off the note with my own funds. I do feel for her, and she has been great throughout the years I've known her, so I do want to try and come to a win-win decision. I was thinking that I could possibly make a large payment towards the note in exchange for reducing the principal balance. Ex: I pay 40k, but we agree that it reduces the principal balance by 60k. Any ideas that might be beneficial for both parties?

I know the intent of the SBA 504 loan is for owner occupancy, but when can an owner rent to another tenant? Let's say I build a commercial building and my business occupies 60% (per SBA requirements) of the building while a tenant occupies 40%. My business turns out to be not that lucrative and renting my space to another tenant would be the buildings highest and best use. When would I be able to rent the 60% I was using for my business to someone else?

@Nadine O. Eastern North Carolina has been very good to me. I would recommend checking it out. It's began to heat up, but there are many reasons for the area to continue growing.
