There are two type of houses in Dallas, ones with foundation problems and those that are going to have foundation problems. Hire a structural engineer and follow their recommendations.

Before my wife got excellent insurance through her employer I enrolled us in a faith based insurance. Similar to what Jimmy M is talking about. It was fantastic.

Attend the local real estate investment club and offer your services.  You will reap an education like no other. Maybe even get a mentor. Investors are allways short of staff.

Ask him if he will sell it to you for what he owe. Basically a subject to deal. You take over his house note.
