I have been looking into book keeping software for rental property to keep track of expenses, income, record keeping. Can anyone share experience with Quick Book or any other soft ware.

Hello Friends,

I have a LLC in New Jersey. I have a rental property in Washington DC. Do I need to get separate LLC for DC property or I can add DC property to LLC from New Jersey.

The PM will charge you a fee if you quit early. So don't. Tell the PM that you will pay them the remaining two months of management fees to "buy out" the remainder of your contract. They don't have to do any work, they still get paid, and you get the property back.


 Thanks Nathan, If I say i need to use it for my own, will PM still ask for remaining 2 month into the contract.

Hi Joshua, Thanks for your input. I am planning to manage my own from June. Lease ends in May. PM contract is until July.

The tenant exiting has no bearing on your arrangement with your PM.  You would simply give your PM a 30 day notice that is consistent with your contract with them to avoid their early termination fee.  You could either fill the unit yourself, or have your PM fill it again for you.  Even if you keep them under contract, you don't have to let them fill the unit if you advise them you don't want them to (I wouldn't think).  As long as they get paid what they are owed until you terminate them, they should be cool.  To that end, their fee is usually a % of the rent - so if you filled it, you would probably still owe them the fee for the tenant living there, whether they placed them or not.  It might get complicated if they normally get a big fee for placing a tenant though.  Ideally I would think that if you were the one placing the new tenant that they wouldn't' get their fee for that... but I would expect them to still get their monthly percentage.  At the end of the day the language in their contract probably controls the situation.

Thanks for your input. PM gets first month rent if they find new tenant. I tried PM for a year and it is not cost effective. 

If I find a new tenant in june by myself, do i still have to pay % monthly fee to PM until PM  contract ends in july.

Hello Friends,

I have a condo in DC  managed by property management which expires in July 2023. Tenant is leaving end of May. Contract says to give 30 days notice to terminate. Do I have to wait until 7/2023 to terminate or I can terminate after tenant leaves in May. If I terminate in May, does that mean it is early termination which is $1500 fee for early temination.

Please share your experience.
