Hello Folks,

I need to evict a tenant for not paying rent for 4 months. I am looking for advice from someone who have gone though eviction.  I have been managing property myself.

Should I hire a lawyer or find a property management company to handle eviction.

Any suggestion is much appreciated.

Thanks.

What is the point of getting it appraised first?

Hi Russell, I am looking to buy single family or duplex after I sell my duplex. Idea is to get how much is current market value before listing on MLS.

Quote from @Dave Foster:

@Padam Neopane, You'll pay for an appraiser.  You can interview a couple real estate agents and they will give you a price opinion for free.  You can also go the the county property appraiser's site and find a list of comparable sales that can be helpful.

Thanks Dave. What is time limit for 1031 exchange to sell and buy a property.

Quote from @Brad S.:

You can either contact an appraiser directly and pay for an appraisal, or you can use your agent (or ask an agent) to do a CMA (Comparative Market Analysis). If you are not using an agent, you may have to pay one for the CMA. You can find an appraiser by asking a local agent or do an internet search, or post a message on here asking to be referred to one.

Thanks Brad. I know an appraiser I can ask. I also have investor friendly agent.
