I am from Dayton Ohio but am originally from PA.  I'm looking to come to Pittsburgh possibly Thursday and Friday next week (1/17-1/18) and would like to connect with some locals on the south side of town.  I am looking for a rental in the Waynesburg area and am going to need a realtor, general handyman, maybe a PM, and all the other things that go along with owning from a distance.

If anyone would like to connect or has a go-to person in any of these areas I would like to hear from you.  The biggest thing I'm in need of now is a property so a realtor is probably my number 1 concern.

I moved to Ohio 14 years ago and only stay because of the RE. I now live in Dayton and invest here as well. I think you made a GREAT choice. If you want to talk shop let me know 

not a Hateful deal but your numbers are optimistic at best. I don’t know of any local property management company that does it less than 10%. Also 4% for vacancy and 4% for maintenance is highly unlikely. I didn’t see anything for capital expenditures either.

I love seeing threads like this where everyone says run from the price point properties you are targeting because they are going to be in bad neighborhoods or get bad tenants.  They say you should be close to your properties to handle "the problems" but I would argue the complete opposite - that is a distraction that takes you away from being an investor.  Isn't that why you hire a PM in the first place?  Let them do their job while you do yours.  

Here in Dayton (typical Midwest city) you both can have what you want and easily be in a B neighborhood and get true 10+% ROI even after expenses, vacancy, cap x etc. It is nothing to get a 3/1 SFR here in a decent area for about 70-75K all in with rents 900-950/m.

This is definitely the deal on Epcot.  It has been for sale for several months and I get contacted about it all the time.  It is a marginal deal at best and I personally have had more than one OOS investor back out of it.
