you definitely don’t need to spend $80k in a c neighborhood in Dayton. I’m also in Dayton and can get you up to speed on what’s goin on.  As an investor myself and a realtor I have a good grasp on the area

like @Paige Kelsey said, you should really look into Dayton OH. There are tons of oos investors coming here now. I live and also invest in Dayton so if you are looking for advice don’t hesitate to ask
