Andy Chu I'm interested because of the upside for sure. Besides reading here and all the great info from everyone, how would you recomend learning the trade of a hard money lender or servicing company. I haven't met anyone doing that in my REI club. Next meeting I'll have to ask around, but why would anyone even bother to take the time to help explain what they do to someone who isn't benefitting them in any way (at least until I understand this). I know from hearing conversations at the REI meetings that HML generally won't even bother with someone like me. I'd be willing to work for free nights or weekends to learn though.

Bill Gulley, Andy Chu, Dion DePaoli, you guys are awesome. I've learned more from this thread then I have in years trying to read books and webpages to get a grasp of this stuff. You guys rock! Thanks for all the insight. Where di you guys find the majority of the notes you buy? How long does your DD take when researching what you are buying?

Bill Gulley Wow! and just off the top of your head. I have a question, if its common to have 2 or more issues together... how often does that occur? If this occurs a lot, what is the upside to this type of investing? I have a very hard time wrapping my head around this type of investing. I've read up on it, had people try to explain it to me, but just can't get it. Since I can't grasp this concept I will not invest in something I don't understand. I'm just curious to know your thoughts on the subject since you are a wealth of knowledge. I always gain something from your posts and thank you for the amount of knowledge you spread to others on here.

George Eliot The way I see it, you would answer yes. You're living there and its your primary residence at the time of the quit claim. I don't see that as being dishonest at all since you plan on living there while you ready the property. Now if you had someone living with you and paying rent, that's a different story.

J Scott I'm not sure why there seems to be alot of negative remarks toward what you are doing. You've been on here long enough, have given such outstanding advice, have always been very ethical when you've explained the way you run your business, and how you have delt with others. I say good for you to be able to renegotiate in your favor. This is a business and needs to be treated that way, as you've shown. Yes there is a human aspect to this, but you've clearly demonstrated per point 1 that the sellers are benefitting from this deal and are probably taking a huge burden off their shoulders. I really wish you lived closer to me. I'd love to sit down and buy you a beer and pick your brain (I'd love to have you mentor me, but knowing from your past posts highly unlikely). Good luck with this, I'm sure you will do well.

Hi everyone. I live in Middle TN (Murfreesboro TN) and I'm looking to connect with other investors in the area. I checked the Groups page and the 2 groups for Middle TN hadn't had any postings in over a year. I checked here for local investors and found a few in Memphis, but that's not close to my market. I'm focusing on flipping and buy and hold. I haven't done any deals yet (working on credit and finances and almost at the point of jumping in). So who's out there that would like to connect and throw ideas around with?

Michael Quarles I couldn't have said it better. I have nothing against credit cards, its not knowing how to use them to your advantage. Those that need credit cards are the ones that should be taking a personal finance class and trying to get out of debt. I plan on using credit cards to help with rehabs, but will have cash reserves and a plan to have the cards paid off before using again for the next project.

Roy H.I don't know the Ohio market or area, but you may want to get with a real estate attorney or someone that handles self directed IRA's. You could ask around at your local REI club too. Ask your real estate agent if they know of any private lenders. I hope that helps you out. I understand not wanting to act like a bank and tying up funds.
