I own a 4-plex on the border of Lawndale/Hawthrone. I agree, it's the schools. Most Lawndale/Hawthorne residents try to get a waiver to get their kids into the neighboring El Segundo school district. But I get alot of semi retired applicants. Alot of applicant work at LAX or Department of Defense. The average age of my tenants is 62. Nice & Quiet!

Hi BP, 

The situation is 3 family members want to buy a 4-plex where each occupy their own unit & rent out the 4th. Has anyone had experience with this sort of arrangement? Will a lender allow this? What else should be included in the agreement?

Hello all. I am ready to start cold calling owners in my targeted area, only I don't know what to say just to break the ice. I was thinking 'hello, my name is April. I am a real estate buyer/investor. I want to know if you have any houses/real estate to sell?' How's that? Someone suggested I call with information on recent sales in the area. That sounds good too. 

Any script suggestions are appreciated.

You must have read my mind. I have an appointment Monday to speak with a rep from Haines Cross Directory. Something said to compare services. I plan to use the list to call owners. From your experience does Listsource.com  provide reliable/current telephone numbers?

I suggest cold calling. That's my plan. Make 10+ calls a day.

Hi everyone. These are my thoughts and I'd appreciate any feedback. I want to wholesale 2-4 unit properties to the retail buyer. I want to use Facebook (FB) to generate buyer leads. I feel the need to educate retail buyers on the benefits of possibly owning 2-4 units opposed to a SFR. I want to use FB to send information on being a landlord, tenant screening, rent control, Section 8, etc. I am primarily marketing to 2-4 unit properties.

Is anyone using FB to generate retail buyers? If so, how's it working? Do you think my model would fit what FB offers?
