Cold Calling

Hello all. I am ready to start cold calling owners in my targeted area, only I don't know what to say just to break the ice. I was thinking 'hello, my name is April. I am a real estate buyer/investor. I want to know if you have any houses/real estate to sell?' How's that? Someone suggested I call with information on recent sales in the area. That sounds good too. 

Any script suggestions are appreciated.

So you are just going to call random people and ask if they want to sell their home or are you targeting a specific list of home owners like For Sale By Owner people who are looking to sell?

How do you acquire a phone number list of residents in a specific area? 

You might be better off sending out a mass mailer campaign to your target area.
