I am an Airbnb host, but am not looking to offload. I am considering switching to a longer term rental, but agree with @Jon Crosby that if I wait it out while others convert, I may well benefit from  reduced competition. 

One angle you may want to look at is trying to work out who is doing airbnb arbitrage - these people likely have multiple properties they are on the hook for (but don't own any equity in) and are now getting no income. They may well let you step into their shoes having already done the legwork for you and take over their contract. Alternatively, the owners who's checks have stopped coming in from the arbitrage guys may be very keen to sell.

Hi @Jennifer S., thanks for the message - sorry for the delayed reply I don't always get notifications on here for some reason. It sounds like we are in the same boat tax wise! I think I'll  keep things simple for now, and maybe just have my wife invest in US properties in her name only (as she is not a dual national) and not complicate things further. That said, if you get any progress or find a good UK/USA CPA who also knows real estate I'd love their details!

That’s a terrible policy by Airbnb. I don’t see the logic to it.

On a side note, @Bob Mueller Jr. - what’s been your experience being limited to 30 day plus rentals? I would imagine you have fairly large void periods. Any marketing tips you’ve found to target those looking for 30+? Thanks

Hi all,

I’m a US Citizen but we are stationed in the UK. From a UK tax perspective it’s better (by far) to buy new rentals via a Limited Liability Company. But I’m concerned from a US tax perspective that owning a foreign corporation who’s income is entirely passive (ie rent) will be classed as a Passive Foreign Investment Company (a PFIC) and I believe the taxes for these are bad too! Are there any accountants on here with experience in this area?
