25% into a ladder cd set up for the next couple years. 50% invest into brokerage account. 25% i would look for a House in the southeast, small college town with a couple big industry employers and probably do a small 2/4 plex there.

Using the mls every once an awhile something will pop that makes sense Other wise a lot of the stuff out here is word of mouth or driving around. I’ve found a couple properties where if you just call the for rent number and ask if they want to sell generally they will entertain a decent offer.

The 200k-300k is an ideal price point. Problem is at this price point you are competing with outside investors that have the cash to move a deal quickly. My family and I have a house currently in Guam, we looked more towards the 375-420k range to get the most bang for your buck. A lot of family’s that come to the island want the typical “American” Home. 4 bed/3bath 2 car garage with a dishwasher. Sometimes you get lucky and find that gem but you have to spend a little more.

The cheaper you go for the fixer upper is great but Guam is tough to find good on time contractors to get work done and price point. Are you using VA or conventional loans?

For someone to talk to in negotiating your deal I would reach out to Marie Hobson, she’s a very knowledgeable realtor in the area. I do not know if she does multifamily property but she’ll be able to pint you in the direction of someone to talk to.

My wife and I used her in the purchase of our home in Mangilao that we are fixing and using as a rental when we leave the island.

From what I’ve seen the best time to get something rented is middle spring to early fall due to the PCS season here, but this again depends on who your target clients are.

My wife and I are in the process of doing our first live in flip then looking for another property to turn into a buy and hold. The market is pretty tight here with there only being so many open homes due to a supply shortage. Prices are mostly centered around the military rates because of what I’ve seen.. I could be wrong. As to being successful if there is high vacancy rates you just have to have a better property than someone else somehow is my line of thinking. Any questions just let me know.
