Hey everybody,

So here’s my problem. I have two tenants on one lease, but only one of them is paying. I’m in Virginia Beach Virginia. Does anybody know if I can kick one person out, the one who’s not paying, or do I have to kick both of them out?

With BAH that is correct, with OHA out here in Guam it is use or loose. You do not get to keep any extra like you do in the states.

If you are going to be here for awhile you can look into a duplex or a condo is my suggestion.

Haven't seen many duplex's but I have seen condos for sale. You can stay in it for a year then rent it out and live with someone else or house hack it, whatever you decide. 

What have you heard about the market?

There isn't any set in stone resource for your answers that I have seen. For Comps that is kind of on your own looking at the flxmls site you can google for the island. Best thing in my opinion would be to reach out to a realtor and talk/ask questions most should be able to point you in the right direction since they will want your business.

Great area I lived there when I first got to island down in the estates.

Management I'm looking to self manage when I leave. I will use a realtor I know to place tenants but k have a handyman, contractor, cleaner, and landscaper that I plan on using. Idea is generally to have the tenant just call one of the people on my list if something breaks or there is a problem. Less than $400 just fix it, over $400 call me. This is all best case scenario and subject to change.

I current live here in Guam and have a home that I've bought and look to rent when I leave.

Depending on where you are buying it is a great market here in my opinion.

Are you from Greenville? How is the market there now? I know the city was starting to clean up the grid and downtown last time I was there.

@Jeffrey Charfauros I understand you want a HML but you may just have to partner but I'd make sure it's worth it for you which I'm sure you've done. Part of something is better than nothing for a deal.
