My Tenants are moving out on February 1st of this year and have decided not to pay the last month rent :(since they already moving out, should I still do a 14 days notice to quit? or a small claim would do it? since I have a time constraint, I wanted to do it as efficient as possible, thank you for your help in advance :)

I recently evicted my tenant from my apartment and i was also rewarded the 4,400$ back rent the tenant owned me, now the tenant have moved to a new address that i do not know, which make it hard to take her to court to collect the money owned, i live in Worcester,Ma 

I have a feeling that she still live in Worcester,  the question is, what are my options at this point to collect the money? what can i do to get the new address? it's a lot of money and i won't let them get away with it --___--    plus i'm facing serious renovation cost after they moved out, the place was a total wreck :( any good advice or reference would be really appreciated.

Side notes: I think the judicial system hate landlords with a passion, I can't understand for the life of me why i need to bring the tenant to court t a second time to ask the judge the same thing we took them to court at the first place, it's ridiculous and frustrating, the system allow people to get away with your money but you can't owe them a penny and this is ******** !!!!!

yes i have it in writing from the previous sellers layer, apparently this decision was taken in court and they agreed to let her use last month as payment.

Hello Guys,

I'm planning on serving a 14 days notice to quit to one of my tenants and that's going to be my first eviction, when i bought the property she was already in it and apparently she used her last month rent at some point cause she couldn't pay rent that month, so when  i took over the property there's no more last month rent, in the 14 day notice, i wanted to include in the total amount the last month she owe me. is that doable in Massachusetts ? as of the second of this month she will owe me two moth plus the last month, what you guys think ?

Anyone in Massachusetts know an affordable lawyer for an eviction ?  I have a tenants that's causing hell, and if i don't get them out, they wil destroy my property, i recently purchase this house so i'm running on a small budget, any reference would be great.

Richard, yes i have equity on my 3 family I'd say 30/40k for the most.

Justin,  I was planning to refinance for conventional but not until this summer  because i have to do some exterior work first so i don't lose on the value, but the market here in Worcester is going up so fast, by the time i get all that done, it might not  even make sense financially to buy in this city to make any kind of profit.

Hi guys looking for some advice here, I bought my first 3 family two years ago and now i think I'm ready to purchase a second 3 family as an investment property, I currently have an FHA on my 3 family so can't use the low down payment benefit of the FHA at the moment, Banks don't even want to hear the word second property without having 20 or 25% down :( , I have a solid credit, looking for low down payment option,maybe one of you would know a way around it, I want to be a real estate investor eventually but i wanted to have some property under my belt, as you all know, it's really hard for beginners to get a foot at the door, any advice would be appreciated
