Buy second house as investment property

Hi guys looking for some advice here, I bought my first 3 family two years ago and now i think I'm ready to purchase a second 3 family as an investment property, I currently have an FHA on my 3 family so can't use the low down payment benefit of the FHA at the moment, Banks don't even want to hear the word second property without having 20 or 25% down :( , I have a solid credit, looking for low down payment option,maybe one of you would know a way around it, I want to be a real estate investor eventually but i wanted to have some property under my belt, as you all know, it's really hard for beginners to get a foot at the door, any advice would be appreciated
