 Not to mention people aren't tempted to break into a credit card reader to steal coins because there are no coins. I would definitely use those if I had a large enough building where it made sense. Don't charge your tenants to do laundry on a 1-4 unit IMO. 

Thanks Peter, Yes, I agree with the added security, plus less to deal with on coin collection. Having washer and drying seems to be good idea in Oakland, Laundry Mats are relatively pricey, therefore good income for me. Plus, I have to charge, I pay the water, if I gave free, I am certain they would wash one shirt at a time. Why wouldn't you charge in a less than 4 unit property?

Yes that is what I wanted originally, but it didn't seem cost worthy at this time, plus I wanted the included maintenance, so I wouldn't have to deal with it at this time. I am renting the machines for now. I can look into buying the machines after I stabilize the property.

Do you have Credit Card readers? If so, do you own them or rent, what was the cost?

@Diane G.   I work in property management down in San Jose. You would be supervised the things people tell you, from not liking the specific color of a granite counter to the kitchen facing the wrong direction, and that's if they even tell you. With over 6000 units that I have to rent from, it would be hard to walk in one that did not have the toilet seat up!

I would agree with @david , and take it step further, many times when a person says something like that they probably can't even qualify to rent your place.

Thank you, What bank? I know Wells Fargo doesn't do that.  My friend did it at Golden One, but I don't have an account there, and I was wondering if I could first find a place I have access to rather than opening an account. Thanks

I asked my realtor and her friend told her, you basically have to redo all units and exterior. So for my property it wouldn't be worth it. 

But, I would still like to hear examples from someone who has actually done it.

Hey BP,

I found out that is possible to remove a unit from Rent Control if you do "Substantial Rehabilitation"

  • Substantial Rehabilitation:This applies only to entire buildings. An owner must have spent a minimum of fifty (50) percent of the average basic cost for new construction for a rehabilitation project. The average basic cost for new construction is determined using tables issued by the Chief Building Inspector. These tables are unique to the period when the rehabilitation was completed.

Does anyone have experience doing this? If so, is it something you would recommend, and can I get a description of what the process was like?

Hi,Does anyone know any places or methods change coins to cash, that don't charge 10% and don't require me to roll the coins? Paying a small fee is fine
