You should be able to terminate early if they’re not fulfilling their end of the contract. You should get a new property manager asap and get this stabilized one unit at a time.

i think you're completely right.  The screening process was probably not done correctly ... I'm in talks with a new pm but the issues the previous pm is leaving me with ate pretty awful.

I've had an awful experience with my property manager in Ohio.  5 empty door out of six.  Awful communication, etc.  Never owning their shortcoming for blatant mistakes.   3 recent evictions...one property vandalized and they didn't take any responsibility for it etc etc etc.   Basically my contract is month to month and they are making me go to another manager in the middle of vacant properties, a vandalized property waiting for rehab etc.. is there anything I can do legally if my contract ends by the end of November?  Thanks. Any advice is greatly appreciated
