Hello everyone,

I am looking for a good property manager in the Dayton OH area.  Does anyone have any recommendations please?

I have a ton of things I could mention regarding this company… but one incident that  just happened two days ago is that the CEO of the company itself Aaron Davis tried to end my contract with the PM branch of Freedom Real Estate because he thought they couldn't help me resolve my issues.  He illegally tried to break the contract by the end of this month of November 2021 to get rid of me asap, when the contract provides the customer with a notice of at least one month in advance.  We are in the middle of an eviction, one vandalized property and a non paying renter (my last paying renter didn't pay this month.). I am a very reasonable person, i am a software engineer and I have worked at a national lab for almost 20 years.  I'm a decent working person and I am not doing this just because.  I have never dealt with such an awful real estate company in my life.  I have asked several times during the last year and a half to talk to the owners Flip and Dani.  If anyone know how to get a hold of them please let me know.  Thanks again for your support.

If anyone can recommend a local real estate attorney in the Dayton area I would appreciate it. I live in new Mexico and my legal team works only in the albuquerque area. I want to consult and see what kind of legal action I can't take against the pm and TK company. I've consulted with my local team already and they suggested this. Thanks

Thanks Adam.  I believe this will be a blessing in disguise in the long term.  I have never dealt with such an awful TK and PM ever.   And they don't own their shortcomings.  Seems like other folks have had the same issues with them! ....The worst part at least now is that I'm in the middle of an eviction and repairs due to vandalism in one of my properties...now i have to deal with that with a brand new pm who can hopefully help me stabilize these properties or help me sell them.  I welcome your opinions and suggestions.  Thanks again for your message.

How exactly does that play out? How many days do you want them to put eyes on your property? 3 days? 5 days? What's the bill rate for this? $50/hour? $75/hour. Let's say they have eyes on it for 5 days straight at $75/hour? That is 120 labor hours. You plan on paying your property manager $9,000 for this service every time one of your houses goes vacant? Call me crazy but I don't see that being a viable strategy.

That would be cheaper than a 20k bill that I have now.. so yeah I would actually pay extra for them to secure and keep an eye on a property after throwing out a disgruntled tenant.  The fee would be a lot less than that too of they had just secured the main entrances and doors with plywood or something like a $200 metal security door from Homedepot...it's just common sense..not a lot of people have it these days..

 Yes sir.  My plan A is to sell these 4 properties because I don't like the quality of the renovations in at least 2 of them.   Plan B would be to stabilize them with a competent pm and see how they do for a year and then reconsider.  Let's chat.  I will DM you.  Thanks for reaching out

These types of threads are always the same. Why is it that nobody actually provides a constructive look at the scenario as opposed to just chanting "fire the PM" when there is clearly not enough information to determine the root cause of what's going on here.

For example, let's talk about the most obvious statement of scapegoating. The property was vandalized. How in the world does it make sense to blame the property manager for that? Somebody explain to me in a rational manner how the property manager should be stopping criminals from breaking into the home?

 I agree sometimes folks can be very biased and blame everything on the pm.  This situation with this particular tk and pm has been happening and it has extended from the beginning of the business relationship for over a year and a half.  I tried to work with them to fix the issues with their way of handling my properties.  Renovations we're poorly done, city fines, monthly repair bills, apparent negligence in screening tenants, then the vandalism incident that will cost me 20k.   To answer your question, if you are an out of state investor, your pm is your eyes and hands that should be looking after your asset.  In this case, the eviction that happen before the vandalism (pm suspects it was the tenant that committed it).  I believe the pm should have protected the property for the following days after the eviction by checking on the property constantly..just as an owner would have done... 

also, out of the 6 doors they manage for me, 6 are not paying rent this month...if that can be called a coincidence or bad luck I think most of us would disagree ... There is obviously something off with the pm in that case.  Also check the other person that complaint about Freedom Real Estate group.   His case is exactly the same as mine... Another coincidence ..?  Doubt it.

for anyone considering doing business with FREEDOM REAL ESTATE GROUP AND INDEPENDENCE PROPERTY MANAGEMENT... PLEASE listen to me and STAY AWAY FROM THIS COMPANY.  you will thank me later.  I wish someone has prevented me from investing with them.
