Post: Best Day of the Week to Send Direct Mail?

Hey Folks,

I'm sure this info is somewhere in a previous conversation but I can't find it.  

Does anyone have data on the best day of the week to send direct mail in order to get the highest open and response rate?  I've read different opinions but haven't seen anything concrete.  I've heard: 

  • Don't have your mail land on Monday because that is the heaviest mailing day. 
  • Try to have the mailer land on Tuesday or Thursday (light mail days)
  • Make sure it lands after Wednesday and before Sunday (people are more receptive and happy toward the end of the week)
  • Try to get it to land on the weekend (people are more likely to open and call you because they have free time

What had been your experience?

@Anastasia Orth  There are a number of meetups, usually they are posted in the meetup section of BP.  Networking at meetups is certainly a good idea.  As is going to the Bay Area summit @J. Martin hosts.

@Simon Stahl  I live in Berkeley and invest in the East Bay.  It's a slog finding deals around here but it is doable.  I try to make time to meet one new person a month for a drink.  I'll have some time in early August if you would like to connect.

@Anita Ahuja I pretty much agree with most everything the other posters stated. That said, I have been able to buy decently cash-flowing single family and multi-family properties in the "less desirable" areas of the Bay Area (eg: East Oakland and Richmond triangle) over the past 12 months. So, it is doable. The thing is, it took a lot of effort and time for me to find those off-market deals. You probably aren't going to find properties that pencil out on the MLS. So, another option is to find experienced, local investors who are buying Bay Area properties and invest with them.

Hey Folks,

Anyone able to help with this scenario?

Property is bought by a man with a wife and children.His wife dies.He later remarries and then he dies without a will (while still married to his second wife).There has not been any probate. The children are nowhere to be found. Property is still under the man’s name, can the second wife sell it (through title company with title insurance)?

I agree with @Jay Hinrichs that if you can get into the Bay Area market you will be better off for it in the long run.  I have managed to find cash-flowing properties in the East Bay area.  It takes a lot of work, but I love having a little cash flow and getting "rich" from appreciation.

Hi Binod,

There is no precise answer to your question, it depends on the design and lots of other factors.  If you are looking for a rough idea to get an idea of feasibility then I would count on $350-450 per square foot.  $450/sq.ft. would get you a nice design with high-end finishes.  That does not include soft costs.  Hope that helps.

@Vik Ahuja  I'm pretty sure the BofA guy is full of it.  I just completed a cash out with refinance on a SFD with @Chris Mason.  In the middle of doing another one with him on a 4-plex.  Chris is the man, I recommend contacting him and seeing if he can help you with it.
