Hi folks,

I have a list of APN (Assessor Property Number) that doesn't have a matching address.  I know I can go into the county website and look these up one by one.  I am hoping that there is a service out there that can do a batch lookup based on the APN and return results of the address.

I already asked TLO and they don't provide this.

Anyone know of any such resource?

Related question to Chisteina:

I spoke with a lender of a 1st lien that is in the foreclosure process for a property I am interested in acquiring.  The person who I spoke with insisted that there is no way they can negotiate the loan principal/interest/fees or anything.  She said they can negotiate before the property is in foreclosure, but that once it is in active foreclosure (they are waiting for confirmation of a sale date from the judge) there is a law that requires them to collect the full amount.  Sounded like a load of bull, but she was adamant about it (and the call was being recorded so I believe she wouldn't be purposefully lying).

Can anybody say whether this is true or false?

Hey Folks,

I've found lots of posts on Subject-to, but haven't seen any recommendations for a title company that is familiar and willing to offer title insurance for a sub-to deal.

My usual title company said they won't do it!   

Has anyone had success with a local title company doing sub-to?

@Tim G. Wow that was a bold move!  Inspiring story, thanks for sharing.  Did you try to find a lawyer to help you put together a contract or look over your hand-written contract?   I am looking at a sub-to deal and I am starting the search for a decent contract.   When you wrote "details of loan assumption to be handled by escrow" how did that work out?  Thanks!

Good answer @Bill Exeter. Tommy, I would start pounding the pavement and look for off-market deals. They are out there. Inventory on the MLS is low, but there are a huge number of untapped off-market deals....just got to find them!

Hey Ryan,

Alas I can't offer great news on this one.  My experience talking with multiple counties in California is that they will never waiver the taxes that are in arrears.  Even if it makes more sense for them to do so.  That said, maybe it's different in your part of the woods.  Seems worth your time, at least for the education, to call the county or even better go in person, and find someone who can tell you whether it's possible.  One possible alternative is to ask them for a payment plan whereby you can pay the amount due over a long period of time.  Then maybe you fix up the place, rent it out and have a spread between the tax payment and the rent.  Just an idea.

@Joe Thompson I have done a mailing campaign for the past year.   To answer your question, the most cost-effective, but time-intensive, way to do it is send them out yourself.  Of course, you have to consider how much your time is worth vs doing a mailing through one of the companies.  The cost of a yellow letter (yellow paper, hand-writing font, in an envelope, with a regular stamp) costs around $1.15-1.30 per piece last I checked.  The materials and stamp will cost you about half that, and the time it takes to do it yourself, in my experience, is about 1 minute per mailer (printing, stuffing, sealing, stamping, sending).  If you are just starting out and trying to save money then give it a go on your own.  If this is a strategy that you are committed to and have the  resources, save yourself the brain damage and hire it out.
