I am looking for flip opportunities in the Philadelphia and Philly suburb areas and was wondering if anyone knows of some good towns/areas to look at.  Would anyone know of any good areas?

I’m currently invested in the Cleveland, OH on a buy and hold investment strategy and am looking for other markets to invest in. Would anyone have any suggestions as to any other favorable buy and hold real estate markets?

As a first time landlord, what would you say was the most important things that you did when you first started out? Additionally, what would you say is the most important things I could do to position myself with my first property to be able to add a second, as it relates to processes, delegation, etc?
