Post: Plumbing Invoices From Property Manager

I am currently waiting on a call from my PM now. The concern I had with the 10% is that I paid it on three different service calls instead of just one since they had three different vendors out.
Hopefully they have a good explanation but I'm having a hard time wondering why they needed different plumbers for a valve replacement and a cartridge replacement.

I just received 3 different plumbing invoices from my property manager from three different vendors for the same property. The first invoice was on 9/30/2020 and had a description of "home owner was getting water hammer from hall bath stool. Replaced fill valve and supply line" and the charge came to 243.50 (this seems reasonable for call and the fix). Then on I received 2 invoices from 2 vendors on the same day. First invoice had a description of 1. plumber troubleshoot/inspection 2. plumber had to replace leaking shower cartridge charge was @245. Second invoice had a description of Plumbing-Install New Shower Mixing Valve (Materials and labor included) charge $350.00.
While I understand when things go out and need to be replaced etc. but this seems excessive for the same bathroom, Shouldn't they have had just one plumber do everything. Plus 2 of the invoice looked like they were created using the same software. On top of this I got charged an extra 10% on the invoice price Should I be worried about this and start interviewing new property managers or am I over thinking things? Id be happy to share the invoice images privately.
Thank You

@Sarah Sadd I would definitely second Penfed they have a great 5/5 HELOC for investment propertys but they only go to 70% LTV. Having a HELOC that adjusts every five years is great though especially in the raising rate environment that we're in now.

I can second @Ross Denman recommendation I use NREIG and they have always been very competitive and the claims process was easy on a small claim I had to do.

@Jonathan James LookHey Everyone looks like we have quite the group starting to form in the East Bay, I'm in Martinez and work in Berkeley. Currently I have a duplex in Sacramento and 1 SFH in Indy. I'm looking to take another longer trip out to Indy in July. In the mean time we should try to meetup sometime in the Bay.

Most 1-4 units buildings qualify for regular conventional financing just like a normal SFH, 5+ usually require commercial financing.
Will you be house hacking? As far as types of loans you can use FHA, low % down conventional w/ PMI, or a regular 20%+ down conventional removing the PMI.

Hi Tracy, I keep trying to register for the website and I get confirmation saying I was approved for performing notes but never get a follow up to register. Is there something you can do so I can register?
Thanks,
