Buyers, Sellers, and Investors. Some of you may have your own in house agents etc. but for those that do not. We are full service Real Estate Agency, the only element we give less of are our fees.

List or purchase. 

List -> We will list your properties for 1% commission fee, give what you want on the buy end. 

Purchase -> If you want to purchase we will represent you for the same 1% and rebate you everything above it at close of escrow (1.5 - 2%)

I bought another duplex in the Mid city 90019 area in July 2012 for 425k - turned it into tri-plex and it generates 4050.00 in gross rent and the value is now above 600k ( Zillow has it at 778k and Chase Home value which is in my opinion the best free appraisal site has it at 613k) keep in mind both of those values are calculating it at a 2 unit and not a 3. This area is great and the Midtown shopping  center is now at capacity, it only had Lowes in it in 2012. Planet Fitness just opened up 3 months ago and the commute to Santa Monica or Downtown is quick. There are still many great deals in the area and a lot of 2-5 units that need rehab. Basically near the 10 freeway and La Brea (North of La Brea might be a little more and South of La Brea a little less based on your budget)

Sure,

Owned since 2006 - 

Gross rents for the portfolio (3 holding companies) for 2013 was $686,297
He was behind 1/2 a year in taxes so that figure for 2013 was a bit high. He just paid  spring payments of 31k. Yearly taxes 60K. Insurance is 30K a year. He has a cheap rate because of the quantity of homes and high deductibles. Figure high for mgmt, repairs, and deferred maintenance - 15%

686K - 103 - 60 - 30 = $493,000 NOI

I am direct to owner that also manages all of these with his company and can continue management. This is a class C property in a manufacturing area with his average renter staying there 38 months. Seller will sell these in groups of 25. I have all financials to date.
