Any big portfolio investors looking to buy?

In the pursuit of building a bigger buyer's list, I've come across a couple guys looking to deal some good turn key apartment/rental portfolios. I have thorough analysis docs, addresses, projections, and most of what they've showed demonstrates cap rates of 11-16%, 90%+ occupancy, and have been rehabbed/remodeled and are ready to bring investors plenty of passive income. One package, broken up, is selling for 9.8mm, and seller is willing to wholesale whole package for 8mm. What I'm looking to get out of this is perhaps a nice finders fee, if closed, but I'm more interested in building an educational relationship with an experienced REI here in Chicago. I'm smart, willing to hustle, and I'm super hungry! Please let me know or pass on! Happy Investing!
