I always place my name and number, google voice # forwarded to cell, in my ads. I don't carry on extended conversations via email. I politely answer their basic questions but ask them to call me for any other questions. If they email me back with questions I usually blow them off.

It really depends on the property. A single family home converted into multiple units probably only has one set of utilities coming into the property. In this case you would have the utilities in your name. You could then charge a flat rate each month or divide the bill some other way between the tenants. Most purpose build multi-family properties have separate meters for each unit. In the this case you definitely want the tenants to place utilities in their name. Having the tenants take on the responsibility is almost always the best answer.

Welcome to a great community. I'm on the coast and have to deal with flood insurance. If you're not already up on the Biggert-Waters Act you should read up on it and learn how it may affect real estate investments in your area. A lot of uncertainty over houses build below base flood elevation (BFE). Good luck.

A good strategy to consider is to use your VA benefit to buy a multi-family (2-4) property and live in one of the units. It will be treated as a personal residence and not an investment property. You can find plenty of info on BP as to the pros and cons of being an on site landlord but if you can suck it up for a year, you're a Marine right, you can get in fairly cheap with great terms.

Credit score is linked to many other costs these days, for example insurance. Maxing out a card may seem like a good deal but you may be unwittingly increasing costs in other areas.

Length of time an account is open affects your credit score. So don't open and close too many too quickly. A lower score could lead to higher rates and possibly less offers.

In most states, probably all, you have to have a broker to be an active agent. If you leave your broker she will send your license back to the state and you will become inactive. When you change brokers a new license is issued to the new broker on your behalf. My broker collects MLS fees monthly from all agents and pays for the MLS service. He is ultimately responsible for paying the bill. I realize this wasn't a specific yes or no but hopefully it helps.
