@Chris A. Lowes for sure and I think I tried at HD but don't remember for sure. Do most of shopping at Lowes since it's closer.

@Chris A. my card is a bank issued debit card for my business account. When I swipe it the systems flags the transaction. The cashier either removes the military discount or I have to use a personal card. Happens with the bank debit and credit card. I guess the system knows my LLC didn't serve.

@Al Williamson , thanks for the info.

I've made purchases over $500 at HD and Lowes without any problems. They even give the discount to my spouse using her mil spouse ID.

One limitation I have encountered is the discount cannot be applied to a business transaction (using plastic). I have tried to use my LLC business card at Lowe's a few times and the computer wouldn't allow it. Not sure about HD.

I had a similar situation last year in which a young couple claimed to be brother and sister. The brother agreed to be on the lease but the sister would not. I require all adult occupants to be on the lease and because of this I denied their application. The whole thing seemed fishy and I'm glad I sent them up the road.

I don't lease to people if things seem shady. I'd rather endure a loss on the front end taking extra time finding a good tenant than dealing with a loss and headaches on the backend getting rid of a bad tenant.

If you decide to go forward, consider doing a six month or month to month lease so you can get rid of them if things get weird. Also, at the six month renewal you can run her application again. Perhaps her income will be stable and you can move her into a longer lease without him.

Congrats @James Mudd , I took my exam in July but have not made the leap to full-time agent due to my current job. Much like you, I got licensed to enhance my investing with little desire to deal with retail buyers/sellers on a daily basis. My views have been changing as I meet and network with other Realtors in my area. I have since decided to work the agent side for six months to a year, maybe longer, to get experience and to network. So come April I'm jumping in with both feet.

I have read Keller's MREA and the thing I like about it as opposed to other RE and business books is it has a very specific plan laid out. It shows you exactly how to forecast and achieve sales goals as well as how to start and build a team/business.

Opportunity cost? I had never heard the term, along with other business terms such as sunk costs, until I went through my business program.

I started in a business program after retiring from the military. It took me three years to get my BS in Biz Admin but the benefits have been well worth the effort. Get in a program and chip away at it. Finance is definitely a great class to start with as well as accounting. My one caution to you is not to get caught in the "always learning, never doing" trap. Learn something, do something. Good luck.

It can be done using a commercial loan. I just renewed one in Sep. The promissory has my LLC as borrower and me as the Guarantor. Rates will be a point or two higher but it's a good way to build a relationship with the bank.

Who owns the properties? In my state, owners can manage their own properties without a license. New York appears to allow the same but you should verify that. Lookup the property owners using county records. Understand some owners use LLC and other means to hold properties.
